What is a park model tiny home?
A park model tiny home is a transportable dwelling under 400 square feet that's classified as a recreational vehicle (RV) and follow the guidelines outlined by RVIA standards. This square footage requirement does not include the loft or porch space.

Where can I put my tiny home?
Park model tiny homes are allowed in most tiny home communities and RV parks. If you are wanting to put your tiny home on your own land, make sure to check with your local planning and zoning department to verify they are allowed as vacation/residential dwellings. Are your models built to any standards/codes?
Yes, our park models are built to RVIA (Recreation Vehicle Industry Association) standards. Here is a link for further information on their standard development procedures.

How long would it take to custom order?
Once you have chosen your favorite model and gone through the design phase, we will send your order to our manufacturers. Typically, it takes 6-8 weeks once it has been submitted to when your house is ready to be shipped. This timeline can vary on the production load of the manufacturer.

How much are the average utilities in a tiny home?
The average utilities in a tiny home can range from $40-$60 a month, depending on usage and climate.

What appliances come in a base model?
All our base models include black or white appliances consisting of a refrigerator and glass-top stove/oven combo. Upgrade options are: stainless steel appliance package, side-by-side refrigerator, built-in microwave, convection microwave, garbage disposal, gas range, built-in glass cooktop, dishwasher and stackable washer and dryer unit.

Are they taxable?
When you purchase a tiny home, you’ll need to pay sales tax based on the state where it will be registered. Since tiny homes are legally classified as non-motorized RVs, they typically are not subject to property tax in most states. However, it's important to verify this information with your local jurisdiction to ensure compliance.

How do I set up on my lot?
We recommend hiring professional mobile home setters for all our park model tiny homes. These experts are familiar with local codes and standards, ensuring proper installation. The pad for the home should be level and constructed with compacted gravel or concrete. Additionally, park models come with permanent hookups for utilities.

How far will you deliver?
We will deliver anywhere in the country. Price of delivery may vary based on the number of miles needed to travel. Get in contact with a team member for a delivery quote!

How are your homes transported?
Our homes are delivered by semi truck. Escorts may be required based on the states your home travels through and their accompanying laws.

What is the height inside the loft?
Loft height can vary by the pitch of the roof in your desired model. The average loft height is 48-52" tall at the center peak.

Can I finance one and for how long?
Yes!! We have several companies that provide financing for our tiny homes. Two types of loans will finance a tiny home. An RV loan will have a term limit of 7 years and a chattel loan that can go up to 25 years. Since these are classified as a luxury item you will need to put down in most cases at least 10%. If this is a second home for you they might require 20%. In a small group of scenarios the down payment can be as little as 5%.

What do I need to know about the utilities?
Our RV Park Model Homes and Smart Cottages come standard with 100 amp, but can be 50 amp if desired. All of our park models are built with a mini-split AC unit. They are extremely efficient and heat and cool the homes very well. The water and sewer/septic lines are very similar hookups to a stick-built house. We provide stub-outs for connections to sanitary drains and water inlets.
